Located within a well-tenanted shopping center at the corner of Golden Lantern and Camino del Avion, The First Team/First Estates real estate firm is set to occupy 7,000 sf of the building's plaza level this month. The lower level of the office building, totaling 17,500 sf, is already leased to 24-Hour Fitness Sports Club. The building's plaza level features a total of 13,820 sf, with the upper level also offering 13,820 sf.

Shea is also nearing completion of an adjacent 12,600-sf retail building in the Ocean Ranch Village II center. Aaron Brothers Art & Framing, which signed a 10-year lease tooccupy 6,500 square feet of space, has already opened its doors for business.

"We believe the new building will serve the South Orange County business community very well, providing tenants with views of the Pacific Ocean and coastline, ample parking and operable windows, allowing them to enjoy coastal, offshore breezes."

Designed by Stearns Architecture of Laguna Beach, the new office and retail buildings were built by Irvine-based Snyder Langston. The Ocean Ranch Village is a 27-acre, mixed-use development offering entertainment, retail, restaurant, medical and commercial office space. It is anchored by an Edwards Cinema multiplex theater and Trader Joe's. Restaurants include Chevy's Mexican Restaurant, Savannah Chop House and a large food park with a Diedrich coffeehouse.

Shea Properties is a wholly-owned subsidiary of the J.F. Shea Co. Inc. and a sister company to Shea Homes. The company currently owns and operates more than 3.2 million sf of commercial real estate and 5,800 apartment units in California and Colorado. Another 10 million sf and 7,000 units are in the development pipeline in Southern an Northern California and Colorado.
