Located at 1251-1291 Sunshine Way, the complex's five buildings range in size from 11,737 sf to 23,100 sf. Currently 100% occupied, the complex will be totally vacated by September, at which time the property will be marketed to single and multi-tenant industrial users.

According to Jeff Chiate, senior director of Cushman & Wakefield's Irvine office, the availability of industrial product within Orange County's 264-million-sf industrial market is extremely tight, especially in Anaheim and the entire north county submarket."The overall vacancy rate inched further downward from 3.5% at year-end to the current rate of 3.4%," Chiate says.

Chiate and Rick Ellison, who is also a director at the Irvine office of Cushman & Wakefield, represented the buyer in the transaction. Allen Buchanan and Sonya Dopp Grech, with Lee & Associates-Orange Inc., represented the seller, Edward Grech.
