The four-story Class-A office building on 5.3 acres includes two surface parking lots with 249 spaces. The building, completed in December 1999, sits near Interstate 25 and the E-470 toll road, which provides easy access to the Denver International Airport.

Simultaneous to the sale closing, BentleyForbes leased the property back to RSA Companies on a triple-net, 20-year lease with renewal options.

Dean Corey and Robert Busey of Trammell Crow in Denver brokered the transaction. Scott Tanner of Pacific Southwest Realty Services in Los Angeles served as the lender correspondent. The John Hancock Life Insurance Co. office in Boston provided financing.

RSA was founded 1981. It offers strategic business assessments, tactical and strategic planning, solution design and implementation and ongoing support to clients nationwide.

BentleyForbes is a commercial real estate investment firm that specializes in the sales-leaseback of single-tenant, income-producing properties. Its current portfolio includes office buildings, industrial parks and warehouses.
