The space is being upgraded to accommodate high-tech clients with sensitive equipment to store. The asking rate at the property is 45 cents a square foot, triple net, according to some reports, but the rent for the S&M site was not released.

Santa Fe Springs-based S&M is keeping a 100,000-sf facility it occupies in Fremont, but will sublease the 50,000-sf site until the lease expires in 2002. Scott Borgia of CPS represented S&M. Michael Karp and Steve Kapp of BT Commercial in Oakland represented the landlord, Prudential Insurance Co. of America.
