The buyer, Sylmar-based Triscenic Production Services Inc., paid $2.2 million for the concrete tilt-up building. The facility stands on a 1.5-acre parcel at 11001 Fleetwood St.

About 30,000 sf in the building is designed for warehouse and related uses, while 5,200 sf is office space. The project features 17-foot minimum warehouse clearance and 60 parking spaces.

Triscenic, which has 17 locations in the Los Angeles Basin, was represented by Dave Maron of Stevenson Real Estate's local office. The seller, Santa Clarita-based LJK Properties, was represented by Ross Thomas of LA-based Delphi Business Properties.
