Pinnacol will occupy only four floors in the new Lowry building, which features more efficient floorplates. It plans to move into what is known as Building Three in 2002, the same year its lease expires at the Galleria.

"The arrangement of the new building will strengthen the team environment for employees, leading to better communication and collaboration, resulting in improved customer service," says Jeff Tetrick, Chief Financial Officer of Pinnacol Assurance.

Building Three is close to public transportation and plenty of nearby retail offerings, has convenient access, and is overall a more favorable location for much of Pinnacol Assurance's workforce, he says. Designing a productive workplace while enhancing the physical environment will increase employee satisfaction and workplace performance, Tetrick believes.

Lowry's central location and mixed-use environment provides an "extraordinary opportunity" for corporations that want an urban work environment, says Randy Schwartz, executive vice president of Denver-based Westfield Development, developer of the Quad.

Although Westfield envisions building multi-tenant spec office buildings in the project, the first three have now become single-tenant headquarter facilities.

Pinnacol was represented by Bruce Dodge, Joe Hollister and Barry Dorfman of the Denver office of the Staubach Co.

Calcon Constructors is serving as the general contractor for buildings One, Three and Four at the Quad.
