The regional winners will be vying for national TOBY awards next month in Baltimore. Past Ft. Worth TOBY winners are University Center II, Solana, Cook Children's Medical Center, Burlington Northern Santa Fe, Water Gardens Place and Harris Tower.Melinda Payne, Brookhollow's property manager, is optimistic the 145,232-sf office structure will walk away a winner. "I think we have what it takes," she tells GlobeSt.com.Brookhollow Acquisitions LP is the official titleholder for the building, which is a design of Warden Evans Hill in Dallas. Built in 1986, it is a contemporary class-A office tower with attached garage. Radio station WBAP/KSCS is the lead tenant, occupying 35,000 sf in the fully leased, nine-story building at 2221 E. Lamar Blvd.

Brookhollow II, positioned on 6.24 acres, is one of two buildings in the office project. Payne says its age isn't a determining factor for national judges. The property, she says, had never been entered in the competition. "I just felt that we had met the requirements," she explains. In 1999, the property had undergone renovations to the elevators and lobby.

Fountain Place will be competing in the over one million-sf category while The Madison is vying for a TOBY in the 250,000-sf to 499,999-sf range. The 1301 Fannin St. falls into the 500,000 sf to one million-sf competition.
