Strutt & Parker will be marketing the 16,500 sf five-story office development, which is close to the Stock Exchange tower, Tower 42 and the Bank of England. With a £12.5 million price tag, the investment will show an initial yield of 6.67%.

26 Throgmorton St. is held on a 150-year lease from 1998 with ground rents geared to 5% of rents. The five office floors are let individually, producing £773,650 per annum or £47.30 per sf. The ground floor A3 unit is let to Whitbread on a lease expiring in 2024 at a passing rent of £145,000 per annum.
