The village components will include hotel, retail and office. The development is being positioned on the southeast corner of Texas 249 and Willowchase Boulevard. Phase I will be a six-story, 171-room, full-service Hilton.
Developer William Karrington tells GlobeSt.com that the Hilton is designed to match the high-tech needs of Compaq customers and employees plus fill the void for full-service hotels in the submarket. Karrington says the area has phenomenal demographics for such a hotel, but there currently is nothing to match the need. A PKF Consulting market study has concluded a full-service hotel in the market would be a sure-fire winner.
The hotel's design is the result of three years of meetings between Karrington and Compaq. The facility's high-tech amenities will include high-speed connectivity in all guestrooms, meeting and conference rooms, lobby and restaurant. Dining room customers will be able to eat and check e-mail at the same time, if they desire.
The hotel will deliver in the winter. Atlanta-based Ponder & Ponder Architects have designed the European-style facility. "The extensive use of stone and stucco exterior, metal mansard roofs, tall ceilings, extensive millwork, garden walls and landscaping will create a distinctive elegance," says architect Rob Ponder.
Chateau Court's phase II kicks off in the second half of this year, says Karrington. That project leg will deliver 62,000 sf of retail and office space. He says all phases of the 13-acre development will have tight architectural controls to ensure its European village persona is maintained.
Unlike some developers, Karrington is guarding the property's old oaks to give the development a mature look. In his mind, clear-cutting is simply inconceivable. Sandy Turbeville, executive director of the Houston Northwest Chamber of Commerce, says that decision is particularly welcome. "They even have designed courtyards carefully around some of the 100-plus-year-old oaks," she says in praise of the decision.
Karrington doesn't have a construction start date for the third phase of the property, which has been purchased from MetroNational. The final stage calls for up to 300,000 sf of office space.
Nashville-based, Moore & Associates, a hotel construction specialist, is the general contractor for the hotel. Marcus Hotels & Resorts has been selected to manage the property for Hillcom. The developer is a partnership of Karrington's Forum Development, Mikob Properties and International Realty Concepts Inc.
