Shell construction has begun on two speculative industrial buildings that will rise in Pico Rivera. The facilities, which are being developed by LA-based Robertson Properties Group, will total 550,000 sf. They are being built on a 27-acre parcel, with one facility to rise at 8460 E. Whittier Blvd. and the other at rise at 5102 Industry Ave.

The site at East Whittier Boulevard will be used as a cross-dock facility, with 105 dock doors, parking for 407 cars and 26 truck trailers. It will encompass 372,542 sf and will include an imbedded communications infrastructure.

The other location, at Industry Avenue, will encompass 177,544 sf. It will have 25 dock high doors and parking for 204 cars.

Newport Beach-based Hill Pinckert Architects has been chosen as the architect and J.D. Diffenbaugh Inc. has been named contractor for the project. A Colliers Seeley team consisting of Scott Heaton, Jeff Hubbard and Thomas Taylor is marketing the facilities, which have a targeted completion date of September 2001.

There has been a high level of interest in the project, even though it is in such an early stage of development, according to Mark Miller, Robertson's director of real estate and project manager. "Tenant interest in the project at this stage of construction has significantly exceeded the level of interest we experienced for a similar, approximately 400,000-sf project we built and leased in Santa Fe Springs in 1999," he says.

There continues to be a high demand for industrial property across the county, as the dearth of buildable land and the lack of new construction have industrial tenants competing over available space.
