Two years later, though, elected county officials rejected the application on appeal from one of the 16 community zoning appeals boards. Undaunted, the development venture appealed the decision to a Miami-Dade trial court and last year won relief. The court remanded the case to the county for another hearing.
Abiding by the court's decision, county officials agreed in principal last November to allow Pulte Homes and Cropseyville to refile an amended zoning application with the county's community zoning appeals board No. 11.
The county commission expected to make a final decision on the pending agreement at its May 8 meeting based on a favorable recommendation from county staff. Results of the final vote were unavailable at this article's deadline. Officials at the South Florida offices of Pulte Homes did not respond to a request from GlobeSt.com for comment.
When the zoning appeals board convenes again on the matter, the development venture plan to take another stab at building under intense scrutiny in a buffer zone that has experienced only limited commercial or residential development over the past 20 years.
Although it has submitted a revised development plan, the development venture is likely to encounter continuing opposition from local community leaders to any project of such size in that section of the county.
The original application proposed development of a mixture of single-family and multifamily homes on the tract of land along North Kendall Drive and west of Southwest 167th Avenue in the southwest section of the county.
Since officials with Pulte did not respond for comment, it is uncertain how much they scaled back the original plan that proposed 238 single family homes, 610 multifamily units and 592 townhomes.
To mitigate opposition to the plan, Pulte officials proposed to build, at their cost, a primary learning center on a 1.5-acre parcel of land in exchange for a partial waiver of the nearly $3 million in building impact fees owed on such a development.
The company also offered to donate a 14-acre buildable site within the development for future school use.
