The property has a current net rental income of over £1 million ($1.43 million) per annum, although it is approximately 50% vacant offering Ashtenne the opportunity to significantly increase the value through refurbishment and active management. Sittingbourne Research Centre is made up of around 75 buildings on 50 acres comprising catering for warehouse/light industrial, office, laboratory and horticultural uses and includes 13 acres of development land.

The site is currently occupied by around businesses in three Innovation Centres, designed to cater for smaller 'start-up' businesses. The property is well located, just 1.5 miles from Sittingbourne town centre and approximately three miles from both Junction 5 of the M2 and Junction 7 of the M20 motorways.
