Granite's Houston managing director Scott Martin tells GlobeSt.com that the remainder of the phase one construction will begin this summer. It is featuring three restaurants, bank, 126-room Hilton Garden Inn and two class-A office buildings. Outback Steakhouse and Truluck's restaurants already are signed and the third, an Italian eatery. The bank and restaurants will range from 5,000 sf to 6,000 sf each.

Also breaking ground this summer will be a 150,000-sf, three-story office building. A groundbreaking date has yet to be set for a 200,000-sf office project that will range from six to eight stories. The first phase will deliver in fall 2002.

Behind these projects, says Martin, is another 45 acres with the potential of up to one million sf. The property backs up to The Woodlands. Martin envisions low-rise, campus-style office space for this section of Vision Park.

Martin says Vision Park differs from The Woodlands in that it will boast low-rise value offices instead of high-rise structures. But, he emphasizes, the offices will have all the trappings of a true class-A building. Martin speculates that Vision Park will bring rates of $22 per sf in comparison to $25 per sf to $26 per sf at The Woodlands. That will keep Vision Park from directly competing with its neighbor, he says.

Vision Park is designed with a signature look and feel to the architecture, entryway, signage and landscaping. James Burnett as Granite's landscape architect for all projects. Martin says the mature high-end landscaping gives his projects lots of impact.
