Skidmore, Owings & Merrill designed the 21-story office tower to give the look and feel of a tall, slender building in what is generally a low and squat environment. Devcon Construction Inc. will serve as the general contractor.
According to the partnership, demand for Downtown San Jose central business district space is expanding while the suburban market for utilitarian mid-rise space is cooling off from its frantic pace. The partnership believes the new trend in demand favors high-rise buildings such as 8 East San Fernando.
The marketing of the building is currently underway and the partnership expects a significant portion of the building to have been pre-leased when construction begins later this year. Cushman & Wakefield is serving as the exclusive leasing agent.
Rockefeller Group Development is a subsidiary of the Rockefeller Group, a New York-based corporation concentrated in real estate, real estate services and telecommunications. Kimball Small Properties is a privately held real estate development and management company active in the Silicon Valley and San Francisco Bay Area.
