Work Begins on $35-Mil Luxury Condo Project

DENVER-The 116-unit Swallow Hill Condominiums project is a case study of how developers facing opposition should respond to gain the support of neighborhood groups. Charleston, SC-based Greystar Real Estate does just that.

DENVER-Charleston, SC-based Greystar Real Estate has broken ground on the 116-unit Swallow Hill Condominiums, the latest luxury community under way in the market. The $35-million complex at 1631 Emerson St., east of Downtown in the Uptown neighborhood, will be completed in about 18 months, says Don MacKenzie, a regional partner for Greystar. The project has been in the works for more than two years and 37% of the units have been reserved, MacKenzie says.

“It was such a large project for the neighborhood that it first met a lot of resistance from neighbors and neighborhood groups because of its size and density,” MacKenzie tells GlobeSt.com.

But in what could be a blueprint for developers facing opposition, MacKenzie gained the support of neighborhood groups such as Capitol Hill United Neighborhood and Historic Denver Inc.
