The complex, known as Commerce Way Distribution Center, stands at 13423 SantaAna Ave. At 817,750 sf, it's one of the largest single-story, freestandingstructures ever built in Southern California.

Newport Beach-based developerWestern Realco began the complex on a speculative basis last year for ownerPrincipal Capital Management. Construction was finished about three monthsago.

Home Shopping Network runs the popular, 24-hour cable-TV channel that hawkseverything from inexpensive jewelry to computers and furs. HSN signed a10-year, $30-million lease for the building about a month after constructionstarted and is expected to remain its sole tenant.

The center stands inside the Sierra Gateway Business Park, near the busyintersection of Interstate 10 and Interstate 15. Both the seller and thebuyer were represented by CB Richard Ellis' Inland Valley Partners brokerageteam of Frank Geraci, Marc Burns, Walt Chenoweth and Dan de la Paz, alongwith Tom Bohlinger and Jerry Nourse of LA-based CBRE's Investment Group.
