Brighton Running Short of Office Space

LONDON-The South Coast City of Brighton has seen two big office lettings, one for 24,540 sf and the other for 25,000 sf, both for 15-year terms.

LONDON-The South Coast City of Brighton has seen two big office lettings. Threadneedle has leased 24,250 sf of grade A space with 30 car spaces to Ericsson in Lanchester House, part of the 300,000 sf Trafalgar Place office development close to Brighton Railway Station. A 15-year lease has been granted for the ground and first floors of the property at £16 ($22.88) per sf with a two month rent-free period.

Martin Clark of agent Stiles Harold Williams, which acted jointly with Knight Frank for the lessor, said, ‘We had two companies fighting it out for the same space, which shows the demand there now is in Brighton. We are very pleased that Ericsson has moved part of its operation from Burgess Hill into the town although there is now a chronic shortage of supply in the Brighton office market.’ Matrix Facilities Management Limited represented Ericsson.
