The parcel is located adjacent to the intersection of the Loop 101 and I-17 Freeways, at 2202 W. Rose Garden Lane. Koll plans to use the site for the 189,524-sf NorthPoint office project, which will consist of two speculative buildings. Each of the two-story facilities will encompass 94,762 sf. The buildings will be constructed to accommodate both large users and smaller tenants, with leases as small as 5,000-sf. Groundbreaking will occur shortly, according to a company spokesperson.
Bob Lundstedt and Ashley Brooks of Insignia ESG represented both the buyer and the seller, LA-based EJM Inc., in the transaction.
