The five-year sublease was negotiated with Scient Corp., an Internet consulting firm that holds the master lease for the space. Scient signed a 10-year lease for 165,000 sf in 1999, but in December of 2000 the company announced plans to sublease 38,000 sf.

Subsequently Scient decided to sublease all four floors of the original lease. Annual rent has been unofficially reported as in the $53 sf range. Scient will keep a small office here, but most of its operations are being moved to New York.

Epicentric is relocating 300 plus employees from a 41,000 sf location at 333 Bryant St.Phil Tippett of CB Richard Ellis represented Scient. Mike McCarthy of Colliers International and John Chamberlain of BT Commercial Real Estate represented Epicentric. Martin Group was represented in-house.
