The building stands at 11455 Cantu-Galleano Ranch Rd. New York City-based Guardian Life acquired the property from Invesco Realty Advisors, a pension fund consultant headquartered in Dallas.

Tom Pierik and Bill Heim of Lee & Associates' Ontario office represented Guardian Life, one of the nation's 10 largest life-insurers. Jerry Nourse of LA-based CB Richard Ellis Investment Group represented Invesco.

No one involved in the transaction would disclose terms of the sale. But brokers familiar with the negotiations tell GlobeSt.com that Guardian Life paid nearly $16 million.

Though leasing and sales activity in many Southland markets has slowed in recent weeks, the pace in the Inland Empire has picked up--a trend that some brokers attribute to the area's relatively low commercial real estate prices. Last week, broker Nourse said he and some of his CB Richard Ellis colleagues sold Home Shopping Network's 817,750-sf warehouse and distribution complex in Fontana to pension fund consultant American Realty Advisors for $31.5 million. Also last week, CB Richard Ellis' Inland Valley Partners brokerage team said it represented Montreal-based consumer-products giant Dorel Industries Inc. in a $15.8-million, seven-year lease for 623,000 sf of industrial space in nearby Ontario.
