According to the terms of the five-year lease, new tenant Brasstech Inc. will take 106,500-sf of industrial space. The facility is located at 2001 Carnegie Ave.

Chris Coyte and Jim Snyder of Lee & Associates' local office represented Brasstech in the transaction. They also represented the building owner, privately held Jaydee Enterprises.

Brasstech is the latest in a long line of industrial users snatching up space in the county's tight market. According to recent brokerage reports, the countywide industrial vacancy rate is scraping an all-time low because construction hasn't kept pace with Orange County's phenomenal manufacturing growth over the past several years and there's little new space available for additional development.
