Steve Rocher and Kristen Porter, both of the Grubb & Ellis Co.'s Houston office, have represented the building owner, Unilev Management. Scott Carr with Cushman Realty has acted on Beers' behalf in the talks. Rocher and Porter also have represented Unilev in leases at Regency Square Tower at 6200 Savoy.

The 30-year-old building has 89,243 sf and six stories. Its advertised lease rate ranges from $16.50 per sf to $17 per sf.

In another office lease, Kurt & Hess LLP, a Katy, TX-based accounting firm, has signed for 2,431 sf at 333 Cypress Run in west Houston near Interstate 10 and Barker Cypress. Other tenants at the building include Continental Carbon Co. and World Fuel Services. Building owner Transwestern Commercial Services has used in-house broker, Margaret Ann Cook, for the lease negotiations. Sandra F. Harris and James E. Foreman, both of Cushman & Wakefield of Texas Inc. have represented Kurt & Hess.
