The Trump National Golf Club, designed by noted golf course architect Jim Fazio, will be a 7,200-yard, par-72 championship course that Trump promises "will be the finest golf course in New York State." The private club will also feature a full-service 42,000-sf clubhouse designed by Robert Lamb Hart that will contain a pro shop, card rooms and a fitness center. The club will also have an outdoor swimming pool, heated whirlpool spa and cabana and four Hart-Tru tennis courts.

Along with the development of the golf course, the Trump Organization has retained Valhalla-based residential developer Spectrum Skanska as the construction and development manager of a gated community on the golf club grounds called the Residences at Trump National Golf Club, which will include 16 golf villas ranging in size from 3,100 sf to 3,400 sf overlooking the eighth fairway. In addition, 71 condominium residences will be built in two mid-rise buildings. Each unit will range in size from 1,800 to 3,000 sf. The homes are priced from $900,000 to more than $2.4 million.

The golf course is scheduled for completion in the spring of 2002 and the first homeowners will take occupancy in the beginning of 2002. Trump and Hochberg estimate that the golf course will cost $45 million to build, while the 87 total housing units will have a price tag of between $80 million to $100 million to develop.

Mitchell Hochberg, president of Spectrum Skanska, comments that the homes at the Residences at Trump National will feature amenities and craftsmanship found at apartments on Park Avenue. "Trump National is a spectacular residential community offering a new world of elegant living in one of Westchester's most prestigious communities," says Hochberg.

During the preview grand opening that attracted several hundred visitors, Trump noted that the project took four years to negotiate through the approval process. Trump's other Westchester venture, a golf course/residential project in Bedford called Seven Springs, has been acquiring approvals for five years.

"Westchester is the toughest place in the nation in terms of zoning (approvals), Trump says. "When asked if he ever thought of pulling out of the Trump National Golf Club or Seven Springs projects, Trump says he has a motto of not giving up. "I have an unlimited appetite for pain," he quips.

In terms of the Trump National Golf Club venture, he admits the approval process was not all bad. "We wound up with a much better product and that usually doesn't happen. It usually gets watered down," he says.
