"The market is just on fire as far as the product they produce," Ron Berger, a Trammell Crow Co. vice president, tells GlobeSt.com. Berger represented the property owner in the leasing transaction. "They needed the space immediately."

The Miami-based maker of curtain walls, sliding glass doors and windows is leasing space in the World Distribution Center, a 180,000-sf multi-tenant industrial building that AJA Properties No. 6 Ltd. owns at 2930 NW 75th Ave.

Although Berger wouldn't confirm the estimates, it appears the company signed a five-year lease at roughly a little more than $6 a sf.

"It's an older building," Berger says. "They negotiated an industrial gross lease, which includes operating expenses. They took space as is with no tenant improvements."

The leasing deal is a bit of departure for RC Aluminum, because the company owns about 55,000 sf of industrial-warehouse space in a building almost directly across the street of the newly leased site.

"There just are not any properties for sale (in the submarket)," Berger says.
