The buyer, 1 of a Kind Jewelry Design Inc., has paid $1 million for the facility. It will relocate from a nearby site to the new location, which stands at 7949 Ajay Dr. The buyer plans to use the new facility for the manufacture of jewelry.

David Young and Chad Gahr of NAI Capital Commercial represented the seller, the Inderjit and Janak Sabherwal Family Trust. Mariet Alverdian of Gold Star Realty spoke for 1 of a Kind.

Mid-sized and small-sized facilities are in high demand among industrial users, who continue to compete for the limited amount of space that is available in Los Angeles County. "Quality industrial properties in that marketplace are few and far between," Gahr tells GlobeSt.com. "The low vacancy rate has put a premium on freestanding buildings of that size (small to medium)."
