According to the terms of the five-year lease, the tenant will continue to occupy the entire 18,000-sf building. Pepper, which has occupied the building since 1999, uses the building as its West Coast regional headquarters. The company specializes in the construction of commercial, institutional, healthcare and retail projects and was recently involved with the construction of Disneyland's California Adventure theme park.
The two-story facility that houses Pepper's regional headquarters is located at 17841 Mitchell Ave. Built in 1978, the freestanding facility has 16-ft clearance height and two ground-level loading doors. In addition, the concrete, tilt-up building is fully equipped with sprinklers.
Pepper Construction was represented by Chip Wright and Jason Shephard of CB Richard Ellis' Newport Beach office. The landlord, Berkley LLC, was represented by Steve Schloemer of Colliers Seeley.
