The business campus stands on an eight-acre parcel located at 21415 and 21615 Plummer St. in Chatsworth. It is comprised of two, two-story office buildings that are leased to the County of Los Angeles and Sanyo Fisher.

Approximately 164,500 sf is leased to the County's Department of Public Social Services, with 720 county employees working at the site. Four of the department's programs, CalWORKS, GAIN (Greater Avenues for Independence) and the administrative offices of Medi-Cal and IHSS (In-Home Supportive Services), are housed in the space. The county inked the ten-year, $34-million lease to occupy the Chatsworth Facility in July 2000.

The seller, Newport Beach-based CT Realty Corp., acquired the office complex in November 1999 from the Government of Singapore. More than $11.3 million were invested in the property after the purchase. The money financed tenant improvements for the County of Los Angeles, as well as overall site upgrades and building renovations.

In the recent sale, CT Realty was represented by a Cushman Realty Corp. brokerage team, consisting of H. Carl Muhlstein, G. Ryan Smith, Ted Simpson and Fred Cordova. All four brokers work out of the firm's Los Angeles office. Dave Margulies of Los Angeles represented the buyers, Chatswood Investors LLC and Chatswood Associates LLC.
