Simon Harding, Gainsborough Group's Chief Executive, said: 'We are currently focusing on UK provincial towns, including a number of opportunities in Manchester and the Midlands.'

In Watford Gainsborough Morrison has taken a pre-let at Terrace Hill Group's 64 Clarendon Road scheme for its biggest centre so far. It has agreed a 15-year lease on the 65,500 sf at a rent of £24.50 ($34.80) per sf.

In Slough, Gainsborough Morrison has taken a pre-let of Keypoint in High Street, a 29,725 sf office development by Frogmore Estates and Fenchurch Estates. It has agreed a 17-year lease at a rent of £32 ($45.45) per sf. Construction is due for completion in December 2001.

And in nearby Bracknell, Gainsborough Morrison has taken a pre-let at Anglo-Lamron's speculative Circa development in the town's High Street. The four-storey 25,575 sf building has been taken on a 20-year lease at a rent of £28 ($39.76) per sf. Completion is due in Summer 2002.

In its first deal in northern England, Gainsborough Morrison has taken a pre-let of Phase II of Miller Gregory's Whitehall development in Leeds city centre. Four floors, totalling 48,462 sf, have been taken on a 16-year lease at £20 ($28.40) per sf. The scheme is expected to be completed by the end of 2002.

And in Edinburgh, Gainsborough Morrison has taken 37,400 sf in the first phase of Morrison Developments' and Woodford Developments' £55 million project on Ocean Drive, Leith. It has agreed a 20-year lease at £22.25 ($31.60) per sf. Completion of the first phase of the 200,000 sf development is expected at the end of 2002.
