Opus has listed the site with Steve Lysen and Mike Heimer of the Twin Cities office of CB Richard Ellis.
"We are currently marketing the land to potential users,'' says Michele Foster, a spokeswoman for Opus. "We do not have any immediate plans to build, but we do have some prospects for the location."
Foster declined to say how much Opus paid for the option.
On an adjacent 22-acre plot in the industrial park, Opus Northwest recently began construction on a 402,000-sf office-industrial facility for Gage Marketing Services. Gage, which was recently bought by Atlanta-based AHL Services, plans to consolidate allof its Twin Cities facilities, including its headquarters in Plymouth, MN, to the new facility in Rogers. Work began on the building in April, and the company plans to move into the new facility this fall, according to Foster. She declined to say how much theGage building would cost to build.
Three years ago, AHL Services Inc., a provider of staffing services to companies in the US and Europe, says it agreed to buy a major business division of the Gage Marketing Group for $81.1 million in cash and securities. Atlanta-based AHL recruits, hires andtrains workers to be security guards and shuttle bus drivers, among other things.Opus has more than 28 million sf of commercial space planned or under construction for this year, and many other speculative office and industrial projects throughout the US. Its current property management portfolio contains mores than 32 million sf of office, industrial and retail properties around the country.
