Its new, 297-unit Orsini complex will rise on a three-acre parcel bounded by Sunset Boulevard, Figueroa Street, and the intersection of the Harbor (110) and Hollywood (101) freeways. Geoff Palmer, the company's owner, says he'll market the project to the same type of upscale tenants who have fully leased the Medici's first phase.

The Orsini's amenities will include a pool, spa, and other recreational facilities in addition to some ground-floor retail space. Palmer's plans to build a third apartment complex in the CBD have recently stalled because the city wants it to include a relatively large number of low-income units.
