Alan Hassenflu, managing director of Trammell Crow's Houston retail division, tells GlobeSt.com this is the second development venture between Crow and Eastbourne. The two had teamed for the Whole Foods Shopping Center in West University Place.
Hassenflu says Dallas-based Trammell Crow had tremendous success with its shopping center that's adjacent to Fairway Market Place. Pasadena is a densely populated community with great disposable income and a need for additional markets, he assesses. Trammell Crow also owns 70 acres across the street that Hassenflu says is earmarked for future retail development. And, he says, he expects that a couple more power centers will be developed before year's end. But, he isn't willing to speculate whether it will be in a joint venture with Eastbourne.
CDA Architects is the designer of the center, which is scheduled to deliver in the fall. The center is presently 75% pre-leased to anchor tenants Best Buy, Barnes & Noble, Bed Bath & Beyond, Famous Footwear, Ross, Pier 1 and Chili's restaurant. Hassenflu says Best Buy's spot is approximately 4,600 sf and Barnes & Noble's about 23,000 sf. These are indicative of the size range of the shop spaces.
