Although neither party would discuss specifics of the transaction, outside sources say Bausch & Lomb, the technology-based eye care company, has inked a five-year lease worth $7 million. Bausch & Lomb's new facility stands at 140 and 180 E. Via Verde. It will house administration, sales, management, research and training for the company's surgical division. The firm will consolidate its Irvine and Claremont operations into the San Dimas space.

"The project's central location, accessibility and suburban campus environment were key factors for the tenant," says John Minervini, a Cushman & Wakefield broker who worked on the deal.

Cushman & Wakefield brokers Minervini, Erik Larson and Robin Dodson represented the tenant, as well as the landlords, Prudential Real Estate Investors and Wohl Property Group.
