Compupay Inc., a payroll service firm based in Florida, has leased 6,800 sf and will move its Phoenix operations from 10851 N. Black Canyon Highway. The company will relocate in early August.

Internet Institute USA, a division of the University of Arizona in Tucson, has signed for 3,000 sf. The company, which provides corporate training to professionals, will move in July 15. And Logical Inc., a Toronto-based firm, has spoken for 5,000 sf and also will take occupancy in July.

The uptown area of Phoenix is one of the softest submarkets for office space in the Valley and it's destined to get even less firm. At the start of the second quarter, the vacancy rate for all classes of office space in the uptown area had been 14.66% in comparison to 14.43% Valleywide. The figure doesn't reflect the vast amount of available sublease space that has come to market. By next year, copper giant Phelps Dodge will relocate from the area to downtown, where its new headquarters is currently under construction. That move is expected to free up at least 200,000 sf of office space in the uptown area.

The Phoenix office of Cushman & Wakefield, with brokers Joe Moody and Tim Whittemore, have represented the building owner, Tucson-based Pinnacle Property Management, in all three lease negotiations. Don Rodie in the same office has acted for Compupay Inc. while Moody has represented Internet Institute USA and Jeff Jennings of ProStar Realty in Phoenix has acted on Logical Inc.'s behalf.
