That number doesn't include the 1,291 units already going up in the $330-million Cherry Hill Village subdivision, a large development that began last summer and has already sold more than half its stock.

The land, on about 300 acres, is being developed by Troy, MI-based Biltmore Properties Corp.

That large development is being challenged by a new project to the south, at Proctor and Denton roads, called Hamlet, says Goulet.

"That's about 500 acres, with about 1,000 new dwellings planned," he tells GlobeSt.com. Plans call for 754 single family and 200 attached townhouse homes, he adds.

The developer is Summer Park Associates.

The township is also seeing two new retail projects come to fruition inCanton, including 350,000 sf being built by Grand Sakwa and 400,000 sf by Kirco Development of Troy.

Canton has been the area with the second-highest number of building permits in Southeast Michigan for three years running, according to the Southeast Michigan Council of Governments; it's averaged about 1,040 new homes a year.

The township is only bested by Macomb Township in Macomb County, which sees about 1,939 home permits issued each year.

In adding up the total multifamily structures, Canton had the most in 1998 and 1999, but came in second in 2000 with 262 new units, second only to the city of Novi, which had 309.

Goulet says multifamily building is popular in Canton, and more apartment complexes are coming up in the near future. Many farmers are retiring and selling their large patches of land, he adds.

People like to move to the township, he says, because it's smack dab between Detroit and Ann Arbor. The tax rate is only 10 mills, he says, including for the general fund and public safety.
