The Netherlands-based development company, which uses a Boca Raton post office address, successfully petitioned the Miami-Dade County Commission last week to remand a zoning petition to Community Zoning Appeals Board No. 11, which rejected the application earlier this year.
In its appeal, the Boca Raton company challenged the board's decision to deny a zoning change from interim districts to a modified single-family residential district and a minimum apartment house district.
The company also sought special exceptions to permit site plan approval for residential developments and accompanying non-use variances.
"But the community board left open the possibility the applicant could come back with revised plans," Al Torres, chief of the county's Zoning Services Division, tells GlobeSt.com.
Members of the community council voiced several concerns about the project, Torres says, including the project's potential impact on essential public services, public schools and roadways.
"It met concurrency, though traffic issues and congestion is one of the issues raised by the community board," Torres says. Much of the opposition, however, centered on the corporation's proposal to include multi-family apartments in an area characterized as consisting of mostly single-family homes.
"They felt the plan proposed was not in keeping with the community," Torres says.Although he couldn't provide specifics on the project, Torres says Milon Corp. proposed a mixture of fee-simple townhomes and detached single-family homes on the development site west of Southwest 157th Avenue and south of Southwest 144th Street.
"The developer-applicant hopes to submit revised plans that would address the community's concern," Torres says.
