Autumn Creek Village is a 90,000-sf shopping center anchored by Albertsons. Dallas-based Weitzman Group has handled negotiations for the buyer and the seller. Houston-based FM 528/Bay Area Boulevard LP is the seller.

A Weitzman source tells GlobeSt.com that demographics had been the biggest factor for the site selection. The high-visibility property sits in the middle of a high-growth area, says the source.

The buyers are planning to develop a 10,000-sf, freestanding, state-of-the-art child-care facility on the property. The new center is set to deliver in early August. This is the 10th Children's Lighthouse franchise and the first in the Houston market, according to the Weitzman source.

Cencor Realty developed and manages Autumn Creek, with Weitzman acting as the brokerage arm. Cencor provides management and development services to a controlled portfolio and third-party entities, working mainly with limited partnerships and joint ventures. The company has offices in Austin, Houston, Dallas and San Antonio.
