Carr will begin closing on lots, lining up tenants and moving dirt by Aug. 1, Mimi Heiman, Carr's vice president, tells GlobeSt.com. "We hope to turn over space to tenants by November or December," she says. The earlier tenants sign up, she says, the more that space can be customized to their needs as long as it remains within the scope of the project.
Bee Cave's aldermen Tuesday had approved a zoning change that allows the Uplands project to move forward. The 18,000-sf center is positioned on 2.6 acres fronting Bee Cave Road at the entrance to the Uplands residential development. It is the first of two phases planned by Carr, the managing general partner for Uplands Village Ltd. The second phase would be 30,000 sf on five acres.
Heiman says Carr has talked to dentists, furniture dealers, restaurants, hair salons and title companies as prospective tenants. All of the Uplands Village development is community-oriented with facilities such as an animal hospital, specialty retail, restaurants and an assisted living center.
Bee Cave's population more than doubled in the 1990s and some observers expect a 200% increase within two years as residential developments--each with hundreds of houses planned--come on line.
