The project is rising on an 11.5-acre site located at 445 N. Douglas St. It will consist of 173,000 sf of office space and 43,000 sf of flex space that can be utilized for light tech manufacturing, warehousing or light assembly operations.
Plans call for a 160,000-sf floor plate on the first floor and separate lobby entrances at opposite sides of the 670-ft long structure. These features "enable excellent corporate identity for two tenants," says Rooney Daschbach, senior vice president of marketing for Overton Moore Properties, the project's developer.
Designed by MacDavid Martinez Architects, the building will also feature 15-ft slab-to-slab clearance, 10-foot ceilings on the second floor, 150-lb floor load capacity, a generator pad and 3.6/1,000 surface parking.
El Segundo has long been a favorite of the aerospace industry and more recently has attracted technology tenants, who have been fleeing the pricey rents of the nearby West LA market. The influx of tenants has kept the vacancy rate at 5% for class A space in the El Segundo office market.
