The development, called Falcon Pointe, is at 685 and Kelly Lane in northeast Pflugerville, which, itself, is perched on the northeast side of Austin. The 700-acre project will comprise 1,800 homes and neighborhood retail. It will have quick access to planned state highways 130 and 45.
Multifamily housing is not in the plans, but neighborhood retail is, Meyer says. It could be added if zoning issues are resolved with the city.
Falcon Pointe is the first Austin-area community project for Dallas-based Terrabrook. It has communities in McKinney and Southlake in the Dallas area and three in the Houston area in the west, northeast and Ft. Bend County. Overall, it has 45 communities in 15 states ranging from Hawaii to New York and Puerto Rico.
The site is home to a new Pflugerville Independent School District. A high school is to open fall 2003, followed by a middle school in 2004. "You can literally walk to school and to graduation in 12 years, if you live there that long," Meyers says. The community also will feature a hike-and-bike trail and recreation center. Pflugerville is one of Austin's fastest-growing suburbs. In 2000, it counted 16,000 residents, up from 4,444 in 1990.
