The phase consists of a 101 unit, five-story, multifamily project that includes a 700-car parking structure. In addition to housing, the 20-acre EmeryStation campus includes 540,000 sf of commercial space and the Amtrak station, also owned and managed by Wareham, which serves the Capitol Corridor of Northern California.

David O'Neill Director of land Use Policy for the Urban Land Institute tells GlobeSt.com EmeryStation meets the criteria for a smart use project and can serve as a model for other developers to follow. "Because the project is a mixed use transit oriented project it meets the criteria of a smart growth project," says O'Neill. "Smart growth has been a part of planning for the last five years and because of the rapid growth of population and jobs in California, in particular San Francisco and the Bay Area, it offers choices."
