Becknell Holdings LLC, a limited liability company based in Champaign, IL, has bought land abutting Nabisco from Mission Business Park LLC. The design is still being worked on, but Nabisco is looking to add several hundred thousand feet of warehouse space at the 86th Avenue and Van Buren Street location.

Tolleson, which is about 15 miles west of downtown Phoenix, has become a haven for large distribution and warehouse users. Land there is cheaper than most other spots in town and access to Interstate 10 is convenient. The location is also ideal for those building regional distribution centers with coverage of the West Coast, given that it's along the freeway to California and avoids traffic congestion in the Valley. At the start of the second quarter, nearly three million sf of warehouse and distribution space had been under construction.

Broker Skip Corley Jr. of DAUM Commercial Real Estate Services' Phoenix office has represented the seller and broker Jim Hale of Cuellar's Phoenix office has acted for the buyer in the transaction.
