By purchasing the Warner Center building, OCP will also free up more space for manufacturing at its current location in nearby Chatsworth. "With this acquisition, we believe we will have adequate space for growth for at least the next few years," says Muoi V. Tran, OCP's chairman and CEO.

The concrete tilt-up facility in Warner Center has 90,000 sf of office space. A 65,000-sf portion of the building will continue to be leased to two existing tenants, says Susie Nemeti, CFO and vice president of OCP.

Jerry Scullin and Kevin Cooper of Van Nuys-based Delphi Business Properties and Mark Sullivan and Jonathan Wechsler of Julien Studley Co. represented OCP. The seller, privately held Toibb Elins Properties, was represented by Kevin Tamura and Keith Green of Daum Commercial Real Estate Services.
