Bradville Square is located at Bradshaw Road and Old Placerville Road, near I-50, a primary traffic corridor into Sacramento from the area's eastern suburbs. Robert C. Moosmann of Pacific Commercial Real Estate Services represented the buyer. The seller, Rancho Cordova Partners, represented itself.

"The greater Sacramento area has enjoyed tremendous growth in the past five years," Passco senior vice president William Winn tells GlobeSt.com. "The strength of this residential growth provides a strong retail base for the tenants of Bradville Square."

The property also includes 40,000 sf of small and mid-sized retail shops and restaurants surrounding the anchor tenants. Other tenants in the shopping center include Subway Sandwiches, Hollywood Video, 99 Cent Plus Clearance, Ballfull of Bagels and Dout Pros.

"The current lease rate is approximately 1.35 per sf (per month)," adds Winn, "and the current vacancy rate is 15.1%, so we are very optimistic about our purchase and the opportunity it represents."
