Mark Lehman of Grubb & Ellis Co. has represented Southwest Power in the deal at Houston Pine Forest Business Park. He tells GlobeSt.com that the site will be used to build transformer boxes for electrical lines.
With the deregulation of the power industry, many competitors have leased industrial warehouse space for their new operations. The warehouse is a tilt-wall, dock-high space on 425 Blueberry St. Lehman says the company has leased the space for five years. Pine Forest Business Park is owned by an entity that iscontrolled by the Billingsley Co. based in Dallas.
Lehman says Southwest Power had liked the site because it is one of Trammell Crow's multi-tenant parks. And, says Lehman, its landscaping and layout are tailored for Southwest's needs since the game plan is to bring clients to the site. Trammell Crow Co. broker Faron Wiley has negotiated the lease on behalf of the building owner.
