G&D Investments, a limited liability company based in Kent, has paid $6.2 million for the La Ronde Center in Sun City, a retirement enclave in northeast Phoenix. The retail center is a 107,750-sf property at 14629 N. Del Webb Blvd. The purchase price equates to more than $57.50 per sf. Proedium II Maricopa LLC, a New York City-based investment group, is the seller.

Sanford Burstyn of the Phoenix office of Marcus & Millichap has represented the seller, which had owned the center for four years. Broker Cheryl Lennon has acted on the buyer's behalf.

The Sun City communities are among the most popular for Arizona retirees. The occupancy rate for homes in the area is higher than the average found in most residential communities, although it drops off somewhat during the summer months. Many of the homes in the community are second homes for retirees, who return to their first homes when the temperature moves into the triple digits in the Valley.
