Located at 444 Cedar St., the 227,717-sf class A office tower is part of a mixed-use project that includes the 500-car Town Square parking ramp, Town Square retail, NCL Office Tower and the Radisson Inn Hotel. Amenities such as restaurants, health clubs, conference facilities, high-speed telecommunications and parking are all available at or near the building.

The Plaza is about 93%-leased, according to Andy Sundgaard, a United official. Major tenants include engineering firms, law firms and service organizations.

While the property is in excellent condition, restrooms, building amenities, common areas, and security, fire and life-safety systems are all being assessed for potential upgrades.

Management of the property will allow United to be closer to its area clients including the St. Paul Cos., Ecolab, Andersen Corp., and Slawik Properties. United is involved in the leasing and management of more than two million sf of space in the east metro area.

A temporary management office has been opened at the property, which will be expanded over the next 60 days. Sundgaard says significant efforts by the Capital City Partnership, St. Paul Area Chamber of Commerce,St. Paul BOMA, the St. Paul Riverfront Development Corp. and others have combined to improve the market conditions in St. Paul over the last several years.
