TFW Construction/Development, Inc. is the general contractor. Construction is scheduled for completion mid-September. Tenant improvement work will be handled by TFW Construction's Tenant Improvement Division. Bob Williams and Gerry Veal of Rancho Santa Fe National Bank are providing financing.

Jerry Sarazin of Colliers International is the exclusive marketing representative for the new flex R&D project. Bruce Steingraber of Progressive Images in Architecture & Planning designed the "Old World" style building, featuring a monolith stone facade with keystones over arched openings, green reflective glass curtain wall entrance, and open two-story lobby with a dramaticstaircase and elevator.

Extensive landscaping and outdoor patio areas are included. A state-of-the-art energy management system with computerized security, HVAC and lighting; integrated fiber-optic cable and telephone systems network; and shower-locker facilities are available in the tenant improvement allowance.

The first floor clearance height is 14 feet; the building's optional glass roll-up doors have been designed into the shell to accommodate high-tech uses.
