The deal had been structured so that the seller, the family-owned Lasting Products, could lease back 40,000 sf of 2115 Valley View Lane, Brad Selner, an associate for Dallas-based Staubach Co., tells GlobeSt.com. Selner, one of three Staubach brokers on the deal, says Texas Wholesale had been looking for a new location for nearly a year. In the end, the building materials supplier had decided Valwood was where it wanted to be--for employee convenience and distribution purposes, says Selner. The leading building materials distributor for Oklahoma and Texas had been located right around the corner. "It became apparent that Valwood was where these guys needed to be," he adds.

The sale had been a perfect fit since Lasting Products had wanted to downsize and sell and Texas Wholesale needed a much larger spot, says Selner. The 15-year-old building had been optioned before it went on the market, he adds. Texas Wholesale is using the Valley View acquisition, which is close to Interstate 35, for its corporate headquarters.

In addition to Selner, Staubach vice president Paul Whitman and vice president Sharon Morrison had negotiated the buy on behalf of Texas Wholesale. Randy Church of Wicker & Associates in Dallas had represented the family trust that owns Lasting Products.
