267,000-SF Valwood Building Changes Hands

FARMERS BRANCH, TX-Lasting Products and Texas Wholesale Building Materials made a perfect match in a recent deal for a 267,000-sf industrial site. The seller leases back 40,000 sf and the wholesaler adds about 90,000 sf plus stays in the same submarket.

FARMERS BRANCH, TX-Texas Wholesale Building Materials Inc. has settled into a 267,000-sf office-warehouse building that it has acquired in Valwood Industrial Park.

The deal had been structured so that the seller, the family-owned Lasting Products, could lease back 40,000 sf of 2115 Valley View Lane, Brad Selner, an associate for Dallas-based Staubach Co., tells GlobeSt.com. Selner, one of three Staubach brokers on the deal, says Texas Wholesale had been looking for a new location for nearly a year. In the end, the building materials supplier had decided Valwood was where it wanted to be–for employee convenience and distribution purposes, says Selner. The leading building materials distributor for Oklahoma and Texas had been located right around the corner. “It became apparent that Valwood was where these guys needed to be,” he adds.
