The southwest far submarket has about 21.5 million sf of the city's 337 million sf of industrial inventory. At the last quarterly reporting, the submarket had 1.5 million sf vacant for a vacancy rate of 7.4%. Flexible space is carrying lease rates of about 57 cents per sf.
The far southwest submarket ranks fifth in the city, but is third in reported new construction. With 229,578 sf under construction, the southwest far submarket only trails the far north and far northwest corridors. Despite the new product, the far southwest submarket will not surpass its northerly neighbors in total square footage.
